No Reservation Deposit

Unlike almost every developer in Ghana which requires you to make some steep upfront reservation deposits above $5,000, and/or at least 70% of the property selling price based on just drawings, you're not required to make any reservation deposit with us.

Buy virtue of our direct in-house reliable funding options, we don't rely on upfront mandatory reservation deposits to start and/or complete our constructions. Our streamlined seamless buying process is meant to guarantee absolute peace of mind, where pre-qualification is mandatory.

 

BUYING FROM US

Minimum Qualifying Net Monthly Household Income for our Affordable Luxury Homes is GHs15,000 ($950) for both Non-Ghana Residents and Ghana Resident High Income Earners. The higher the monthly income, the better.

Please don't contact us on prime properties if you earn below this minimum threshold, but instead review some of the group's low income housing options with qualifying net monthly income set within GHs2,000 and GHs15,000.

 

A. NO RESERVATION DEPOSIT ADVANTAGES

The most obvious advantage is not having to commit any substantial amount based on just drawings (or even without any drawings most times), without the builder not breaking any ground. Other benefits include:

 

B. RESERVATION DEPOSIT DRAWBACKS

There are obviously risks involved in making payments for a property that has not been built, and if building has started, does it meet your taste? We eliminate all these risks by not requiring you to make any reservation deposit when buying us, but making it only optional.

 

 

C. OPTIONAL RESERVATION DEPOSIT

Reservation deposits are not only required for off-plan options, but also can be applicable to move-in ready options for a variety of reasons:

 

i. Move-in Ready Reservations

Only required if not going for 100% built-in mortgage options. Until you make a reservation payment after in-person viewing as a commitment to proceed to buy, the property will continue to be marketed for sale and not taken off the market until you make a reservation deposit.

 

ii. Off-Plan Reservations

Off-Plan Properties definitely have advantages. Not required until we have gone beyond the 50% construction completion threshold, so long as you're not making any modifications to our building designs and plans (where applicable).

You can even decide to skip making any reservation deposit even after going beyond the 50% completion threshold until it's fully completed - meaning we're at liberty to market to sell to any ready buyer upon completion, when you have not made any optional reservation deposit half-way through completion.

However, if you're making a request to make changes to any of our designs, you will be required to make a pre-agreed reservation deposit or payment of$5,000 or above.
