Property Trading Platform

If you have a property (apartment, house or land) in Ghana or the UK, you can seamlessly use this as part of the transaction with us: using the value of your existing property (not necessarily bought from us) as part payment for a new build property from us.

Essentially, you trade your existing property with us who then apply its value towards the purchase of a new home from us. This can be a faster and simpler process than selling through traditional methods like estate agents.

Our built-in property trading platform works across all the DCANS Property Group, meaning you can also trade in a property you have bought from us for another one, for whatever reason.

 

 

A. HOW IT WORKS

After pre-qualification, you submit your existing property details to us for assessment (including anti-money laundering compliance protocols), as your buying with us proceeds simultaneously. 

You can either trade up or down with this feature.

 

Get Prequalified & Pre-Approved:

Express interest in any of our new build at a development or newer or some other pre-owned property at a particular location.

 

Valuation:

We assess your home (often with independent valuations) to see if it meets our criteria (e.g., not too high a percentage of the new build's value - if you're trading up).

 

Offer:

If accepted, we offer to buy your current home at an agreed price, which is then deducted from the new house cost.

 

Reservation & Legalities:

Your new home is reserved, and the legal process begins, typically taking 4-6 weeks.

 

Simultaneous Move:

You move into your new home, and the developer takes ownership of your old one, often allowing you to stay in your old house for a few weeks after completion.

i. TRADING UP

This applies if the agreed-upon value of your existing property is low than the new build property you're buying from us. Value of your existing property is deducted from the price of the new build price. 

 

ii. TRADING DOWN

If the price of your existing property is higher than the new build property you're buying from us, we will pay you the difference in value in cash (bank transfer in Ghana or the UK).
